Kitchen renovation includes complete unit replacement, new worktops, new appliances, updated MEP connections and a new lighting scheme. Bathroom renovation covers complete tiling replacement, new sanitaryware, new shower enclosures, new vanity units and updated MEP connections.

Renovation vs Redesign Explained

The distinction between a villa renovation and a villa redesign is important for budgeting and scope planning. A renovation addresses the physical fabric of the property: the surfaces, fixtures, fittings, structural configuration and technical systems. A redesign addresses the spatial planning, the aesthetic direction, the material palette and the furniture selection. Most villa commissions in Dubai involve both, but the balance between them determines the complexity, the cost and the permit requirements.

A pure cosmetic renovation, covering new paint, new flooring and new soft furnishings without any structural or MEP changes, does not require a DM permit and can typically be completed within 4 to 8 weeks. A partial structural renovation, involving one or two partition removals and a kitchen replacement, requires a DM permit and in Emaar communities an Emaar NOC, and typically takes 10 to 16 weeks. A full structural and interior renovation of a 4-bedroom villa typically takes 16 to 24 weeks from brief to handover.

The Renovation Process

Kat Black Design Studio’s villa renovation process follows the same five stages as all other projects: initial consultation and brief, concept development, 3D visualisation and approval, fit-out and execution, and handover with aftercare.

For renovation projects, the initial consultation includes a detailed condition survey of the existing property, documenting the current condition of all finishes, fixtures, structural elements and MEP systems. This survey forms the basis of the renovation scope and is the foundation of the permit application documentation where structural works are in scope.

Concept development for a renovation resolves both the new design direction and the way the new design works with the existing elements that are being retained. 3D visualisation for renovations is particularly important because the existing architectural context, including ceilings, soffits, window positions and structural columns, constrains the design in ways that do not apply to a bare-shell fit-out. The renders show exactly how the new elements will sit within the existing framework.

Fit-out execution for renovation projects is typically more complex than fit-out for new properties, because structural surprises behind existing walls, incorrect as-built drawings and undetected MEP issues are all more common when working in an existing building than when fitting out a bare shell. Dubai Municipality Approvals

Dubai Municipality (DM) approval is required for all renovation works that affect the building structure of a villa in Dubai. This includes partition removal and creation, new door and window openings, staircase modifications, mezzanine and loft works, and any modification to the MEP systems that requires new or altered connections to the building’s main services.

For villas within Emaar-managed communities, including Dubai Hills Estate, Arabian Ranches, Emaar Hills and Meydan, an Emaar community NOC is required in addition to the DM permit for all structural works. External changes, including landscaping modifications, boundary wall changes, external window replacements and facade modifications, require a separate Emaar aesthetic compliance approval that is processed independently of the structural NOC.

The DM permit application requires a set of drawings showing the existing condition of the property and the proposed works, prepared by a licensed UAE engineering consultant. Kat Black Design Studio works with a network of approved UAE engineering consultants to prepare this documentation as part of the standard renovation service. The application is submitted to DM digitally via the DM portal, and the approval process typically takes 2 to 4 weeks from a complete and correctly documented submission.

Kat Black Design Studio manages the entire permit process on behalf of all villa renovation clients. Clients are not required to engage with DM or Emaar directly. The project manager handles all documentation preparation, submission, authority correspondence and approval collection. Fit-out does not commence until all required permits and NOCs are in place.
