Our Expertise

Phase 1

Arabian Ranches Phase 1, delivered from 2004 to 2007, is the community’s oldest and most established section. Phase 1 villas are predominantly in the Arabic-influenced architectural styles of Mirador, Saheel, Alvorada, Rosa and Palmera sub-communities, with generous plot sizes and mature garden planting that reflects the phase’s age. Phase 1 villas are the highest-renovation-demand properties in the community: most are now 17 to 20 years old with original interior specifications that may include carpet, ceramic tile, original kitchen cabinetry and bathrooms that are significantly behind the current Dubai luxury residential standard.

A comprehensive Phase 1 renovation at Kat Black Design Studio typically covers: full flooring replacement from original carpet and tile to engineered hardwood in the living areas and large-format porcelain in the wet areas; kitchen replacement with a contemporary cabinetry system and upgraded appliances; master and guest bathroom renovations including full retile, new sanitaryware and updated shower systems; living room joinery replacement; and a smart home retrofit for lighting control. Many Phase 1 villas also benefit from the removal of non-structural walls between the kitchen and family room to create the open-plan kitchen-family arrangement that is now standard in Dubai’s family villa market. All structural modifications are managed through the Emaar NOC and DM permit process.

Design

Phase 2

Arabian Ranches Phase 2, delivered from 2013 to 2016, introduced larger villa typologies and a more contemporary architectural character than Phase 1, with sub-communities including Lila, Casa, Azalea and Yasmin providing four to six-bedroom villas on a range of plot sizes. Phase 2 villas are now 8 to 12 years old and are reaching the point in the property lifecycle where the first generation of serious specification upgrades is being commissioned by owners who want to bring their properties to the standard of the community’s most recently completed Phase 3 handovers.

The most common Phase 2 renovation brief is a targeted specification upgrade: kitchen replacement (the Phase 2 developer-standard kitchen uses laminate door fronts and basic appliances that are now clearly inconsistent with the community’s premium family positioning), master bathroom renovation and flooring upgrade from developer-standard tile to engineered hardwood or large-format porcelain in the principal living and bedroom areas.

Design

Phase 3

Arabian Ranches Phase 3, with handovers beginning from 2021 onwards, represents the most current product standard in the community, with sub-communities including Rasha, Ruba and Rosa delivered to a higher base-build specification than the earlier phases. Phase 3 buyers commissioning interior design upgrades are typically making targeted improvements to the developer’s base rather than comprehensive renovations: kitchen system upgrades, bathroom specification improvements, flooring upgrades from tile to hardwood and smart home installations are the most common Phase 3 commissions.
