Luxury Interior Fit Out Dubai
Kat Black Design Studio delivers luxury interior fit-outs for villas, penthouses, luxury apartments and premium commercial spaces across Dubai, at a standard of material quality, joinery craftsmanship and technical precision that is consistent with the world’s finest residential and hospitality interiors. Luxury fit-out in Dubai is a specific and demanding discipline: it requires not only the ability to source and install premium materials from European and international suppliers, but the design intelligence to specify them correctly, the construction management rigour to execute them at the tolerances that luxury interiors require, and the quality assurance process to deliver a result that is flawless on handover day. Kat Black Design Studio has built its reputation in Dubai’s luxury residential and commercial market on the consistent delivery of these standards, project after project, across the most demanding briefs the Dubai market presents.
What Makes a Fit-Out 'Luxury'?
The word luxury is used loosely in Dubai’s fit-out market. Many companies use it as a synonym for expensive, or as marketing language with no specific content. Kat Black Design Studio defines luxury fit-out by four specific, measurable characteristics that distinguish genuinely premium work from the volume of fit-out output that describes itself as luxury without meeting the standard.
01.
Material Provenance
Luxury materials are not simply expensive materials. They are materials with a specific provenance, technical performance and sensory quality that cannot be replicated by less costly alternatives. Arabescato and Calacatta Gold marble from the quarries of Carrara, Italy have a veining depth and translucency that no porcelain panel can reproduce. Philip Jeffries grass cloth and linen wall coverings have a hand-woven texture that cannot be replicated in a printed finish. Mafi engineered hardwood has a surface texture and depth of timber grain that makes a factory-finished plank appear flat in comparison. Kat Black Design Studio sources materials from the original suppliers and specifies them in the applications where their specific qualities are most visible and most valued.
02.
Joinery Precision
The quality of bespoke joinery is one of the most reliable indicators of a luxury fit-out’s overall standard. Joinery that is millimetre-accurate in its construction, with doors and drawers that close with a consistent resistance, shadow gaps that are perfectly uniform, reveal dimensions that are the same at every point along their length and lacquered surfaces that are free of brush marks, sanding lines and orange-peel texture, is the result of a fabrication process that operates to European cabinetmaking tolerances. Kat Black Design Studio produces all bespoke joinery to these tolerances and inspects every piece at the factory before it is delivered to site.
03.
Technical Integration
Luxury residential and commercial fit-outs in Dubai require the seamless integration of smart home and building control systems within the architectural fabric of the interior. KNX, Crestron, Lutron and Savant smart home systems, integrated audio-visual infrastructure, motorised window treatment systems and HVAC zoning controls must all be installed within the joinery and building fabric without visible conduit, surface-mounted equipment or incomplete integration details. This level of integration requires coordination between the smart home installer, the MEP contractor and the joinery fabricator from the earliest design stage, not as an afterthought during fit-out.
04.
Dimensional Accuracy
Large-format natural stone installation, mirror-on-mirror joinery reveals, book-matched veneer panels and flush-fitting integrated appliances all require a level of dimensional accuracy in the construction that exceeds standard commercial fit-out tolerances. A 3,200 by 1,600 millimetre Arabescato marble slab that is 2 millimetres out of level reads as a quality failure that no amount of decoration can compensate for. Kat Black Design Studio’s site managers and quality inspectors hold all trades to the tolerances required for luxury-grade installation, not to the lower tolerances that are standard in the volume commercial fit-out market.

Our Expertise
Premium Materials Sourcing
Kat Black Design Studio sources premium materials for luxury fit-out projects directly from the original European and international suppliers, bypassing the local intermediary chain that adds cost and reduces specification control. This direct sourcing model provides three benefits to luxury fit-out clients: material authenticity (the specified material from the specified supplier, not a locally approved equivalent), specification accuracy (the correct thickness, finish grade and colour from the manufacturer’s production, not a local stock substitution) and lead time reliability (direct communication with the supplier’s production schedule rather than dependence on local distributor stock levels).
Key material categories sourced directly for luxury fit-out projects include natural stone (Arabescato, Calacatta Gold, Statuario, Pietra Grey and bookmatched travertine from Italian quarry agents), engineered hardwood (Mafi from Austria, Hakwood from the Netherlands), wall coverings (Philip Jeffries from the USA, de Gournay hand-painted silk from the UK), lacquered joinery systems (Poliform and Boffi from Italy), sanitaryware (Duravit from Germany, Dornbracht and Hansgrohe from Germany, Vola from Denmark) and smart home systems (Crestron and Lutron from the USA, KNX-certified systems from European integrators).
Kitchen Systems
Poliform Varenna and Boffi System kitchens are the studio’s primary specifications for luxury villa and premium apartment kitchen commissions, providing cabinetry at a manufacture quality and finish standard that distinguishes a genuine luxury kitchen from the volume of self-described premium kitchen brands in the Dubai market. Poggenpohl’s FORM and MODO systems are specified for applications requiring a broader module library and more configuration flexibility than the more tightly edited Poliform and Boffi ranges.
Surface Materials
Cosentino Dekton (Spain, technically the highest-performing engineered surface available for kitchen worktops and external applications in Dubai’s climate) and Cosentino Silestone are the studio’s primary engineered surface specifications. Roberto Cavalli home collection surfaces and Versace ceramics are specified for luxury residential clients who want a distinctive, brand-expressive material with an unambiguous luxury identity.
Wall Coverings
Elitis and Arte wall coverings from Belgium and France provide the mid-luxury wall covering tier. For ultra-luxury commissions, de Gournay hand-painted silk and Gracie Studios scenic wallpapers are specified for statement rooms where a unique, museum-quality surface is required. Philip Jeffries natural fibre wall coverings provide the warmth of natural material texture at a quality tier appropriate for master suites, studies and private offices.
Flooring
Mafi engineered hardwood from Austria is the studio’s primary specification for timber flooring in luxury villa commissions, valued for its brushed and oiled surface texture that creates the depth and warmth of solid timber with the dimensional stability of an engineered construction. Antolini natural stone (Italy) and Margraf marble are specified for luxury bathroom and lobby floor applications requiring the highest quarry quality and slab selection standards.

Bespoke Joinery
Bespoke joinery is the single most significant investment in a luxury fit-out and the element that most directly determines the quality of the finished interior. A luxury villa with natural stone floors, premium wall finishes and well-specified furniture but with joinery that is out of tolerance, inconsistent in its surface quality or poorly detailed at its interfaces with the architecture will not feel like a luxury interior. The joinery sets the standard to which everything else is assessed.
Kat Black Design Studio produces bespoke joinery for luxury fit-out projects covering kitchen cabinetry systems, wardrobe and dressing room systems, bathroom vanity units, living room entertainment and display joinery, study and home office fitted furniture, bedhead panels and bedroom fitted furniture, and all commercial joinery including reception desks, boardroom credenzas and retail display systems. All joinery is designed by the studio’s interior designers, fabricated by selected specialist workshops operating to European cabinetmaking tolerances, factory-inspected before delivery and site-installed by the studio’s own joinery installation team.
Joinery finish options available for luxury fit-out commissions include high-gloss lacquer in any RAL or NCS colour, matt lacquer, satin lacquer, timber veneer in a full range of species and cuts (including smoked oak, walnut, fumed ash, wenge and white oak), leather-wrapped panel fronts, fabric-upholstered panels, natural stone veneer for high-impact feature applications and metallic inlay finishes in brushed brass, brushed bronze and polished chrome.
The Kat Black Design Studio luxury fit-out portfolio includes an Emirates Hills ultra-luxury independent villa of 12,000 square feet with full Mafi oak flooring, a Boffi kitchen with Sub-Zero and Wolf appliances, a master suite with bookmatched Arabescato marble bathroom, a Crestron whole-home smart system and a Lutron lighting control installation covering 42 individual circuits across all rooms; a Mayfair villa in Dubai Hills Estate with a 4.5 metre Calacatta Gold marble kitchen island, a majlis with a full coffered plasterwork ceiling and bespoke diwan joinery, a home cinema with acoustic wall panelling and a 180-inch projection system and a landscaped pool garden with an outdoor kitchen; a Palm Jumeirah Signature Villa with de Gournay silk wall panels in the master bedroom, Vola sanitaryware and a full-building KNX smart home installation covering lighting, HVAC, security, audio-visual and motorised window treatments in all 14 rooms.
