3D Interior Design

Kat Black Design Studio produces photorealistic 3D interior visualisations for every residential and commercial design commission, allowing clients to see their completed space in complete detail before a single trade has set foot on site. 3D visualisation is not a supplementary service at Kat Black Design Studio. It is a core part of the design process, produced as a matter of course at the concept approval stage of every project and used to resolve every significant design and material decision in the rendered environment before those decisions become construction instructions. In Dubai’s interior design and fit-out market, where clients are investing AED hundreds of thousands to millions in their property, the ability to see the result before committing to it is not a luxury add-on. It is the most commercially rational part of the design process.

What is 3D Interior Visualisation?

3D interior visualisation is the process of producing photorealistic digital images or animated video walkthroughs of an interior space before it is built, using the same geometric dimensions, material specifications and lighting conditions that will be used in the actual construction. A correctly produced 3D visualisation is not an impression of a space or a stylised illustration. It is a precise digital model of the interior, built to the same dimensions as the construction drawings, with the exact materials specified for the fit-out mapped as photorealistic textures across every surface, lit by a light model that replicates the natural daylight entering through the real windows and the artificial lighting of the specified fixtures.

The visual output is a static rendered image or an animated walkthrough video that, at the level of quality Kat Black Design Studio produces, is frequently indistinguishable from a professional interior photograph of the completed room. The practical consequence is that a client reviewing a Kat Black Design Studio 3D render is making a genuinely informed decision about whether they like the design, the material choices and the spatial organisation of their interior, rather than trying to imagine the finished result from a floor plan and a materials board.

01.

Design Approval

Before any materials are procured or any construction works are contracted, the client reviews and approves the 3D renders of all principal spaces. Any aspect of the design that the client wants to change, whether a material substitution, a furniture reconfiguration or a spatial modification, is amended in the 3D model and re-rendered for review. This approval process eliminates the most expensive and disruptive category of change in any fit-out project: changes of mind about design decisions that were not fully visualised before construction began. A change made in the 3D model costs the studio a few hours of modelling time. The same change made on site after joinery has been fabricated, materials have been delivered and trades have completed their first-fix costs multiples of that in wasted materials and abortive labour.

02.

Material and Finish Selection

Selecting materials and finishes from physical samples in a showroom or from catalogue photographs does not provide an accurate representation of how those materials will look when applied across an entire room at the scale and in the lighting conditions of the actual space. A 600 by 600 millimetre porcelain tile sample viewed under showroom lighting may look completely different when laid across 80 square metres of floor in a room with north-facing glazing and a specific artificial lighting scheme. Kat Black Design Studio resolves material selection decisions in the 3D model, where the material can be assessed at full room scale in the correct lighting conditions before the order is placed.

03.

Contractor Communication

3D renders serve as the primary communication tool between the design team and the fit-out trades. A photorealistic render of a finished kitchen or bathroom communicates the design intent to the joinery manufacturer, the tiler and the MEP contractor more clearly and unambiguously than a set of technical drawings alone. Trades who can see exactly what the finished result should look like are significantly less likely to make unauthorised interpretations of the drawings that produce an incorrect result on site.

Our Expertise

Photorealistic Renders

Photorealistic rendering at Kat Black Design Studio is produced using industry-standard 3D modelling and rendering software with physically accurate light simulation. Every surface in the model receives a material texture drawn from the actual supplier’s digital library, so the Arabescato marble on the kitchen island, the Mafi oak on the living room floor and the specific lacquered finish of the joinery units all appear in the render with the visual character of the real material rather than a generic approximation.

Key spaces rendered for every residential commission include the entrance and reception hall, the primary living room, the kitchen and dining area, the master suite and the master bathroom. For commercial projects, the reception, the primary workspace and the key client-facing rooms are rendered as standard. Additional renders for secondary rooms, exterior views and detail studies are included for larger commissions or produced as additional items on request.

Renders are produced at a minimum resolution of 4,000 by 3,000 pixels, suitable for printing at A2 size at print resolution. They are issued to the client as high-resolution JPEG files for review on screen or in print, and as a compiled PDF presentation with each render labelled by room and view direction for ease of review.

Walkthrough Videos

For large residential and commercial commissions, Kat Black Design Studio produces animated 3D walkthrough videos in addition to static renders. A walkthrough video moves the camera through the designed space in a continuous, choreographed path that simulates the experience of walking through the completed interior, allowing the client to see spatial sequences, room transitions and the relationship between spaces in a way that static renders of individual rooms cannot communicate.

Walkthrough videos are produced in high-definition 1080p or 4K resolution and are typically 2 to 4 minutes in duration for a full villa or apartment commission. The camera path is scripted to move through the spaces in the order a resident would naturally experience them: from the entrance, through the reception hall, into the principal living spaces, to the kitchen and dining area, and then to the master suite and key ancillary spaces. The video is rendered with the same physically accurate lighting and material quality as the static renders.

Walkthrough videos are particularly valuable for off-plan fit-out clients who have never occupied or even visited their property, and for commercial clients who need to communicate the design vision to a board of directors or investors who will not be closely involved in the design process but whose approval is required before fit-out can proceed.

Virtual Staging

Virtual staging is the process of producing photorealistic 3D renders of an existing, unfurnished or partially furnished property with digitally placed furniture, finishes and decorative elements, for the purpose of marketing the property for sale or lease. Virtual staging produces marketing images that show the property at its full furnished potential without the cost and logistical complexity of physically furnishing a property for a photography shoot.

Kat Black Design Studio provides virtual staging services for property developers marketing off-plan units, for villa owners preparing their property for resale and for property management companies leasing furnished apartment portfolios. Virtual staging images are produced to the same photorealistic render quality as the studio’s design visualisation outputs and are delivered in high-resolution formats suitable for use in property listings on Bayut, Property Finder and Dubizzle, and in the high-quality brochures and digital marketing assets used by Dubai’s premium property agencies.
