First, the material palette is kept deliberately neutral and warm to prevent the interior from visually competing with the strong green and gold of the course exterior, using stone, linen, timber and warm white wall finishes that complement rather than conflict with the outdoor colour field. Second, the furniture arrangement is planned to prioritise the sightlines from the primary seating positions in the room to the principal course view, with sofas and chairs angled towards the glazing rather than towards the room’s centre, and joinery kept below the transom height of the windows so that the view is not obstructed by built elements. Third, the glazing itself is specified or replaced to maximise the visual connection, using structural frameless glazing or slim-profile aluminium framing where the villa’s structure allows, and ensuring that window cleaning access is designed into the specification so that the quality of the course view is not degraded by inaccessible external glass.

Indoor-Outdoor Living
Dubai Hills Estate’s climate and community context make indoor-outdoor living one of the most important design considerations in the villa brief. The October to April season provides 6 months of genuinely pleasant outdoor living conditions, and a villa that successfully extends its indoor spaces into the garden through a covered terrace, an outdoor kitchen and a pool design that is visible from the main living areas creates a significantly larger effective living environment for this season.
Kat Black Design Studio approaches indoor-outdoor living in Dubai Hills villas through a series of connected design decisions: the rear terrace flooring is specified to match or closely relate to the indoor living area floor, so that the visual boundary between inside and outside is minimised; bi-fold or large sliding door systems replace the narrower developer-standard rear doors where the structural engineering of the villa allows; the covered terrace is designed as an outdoor room with its own lighting, ceiling fan and furniture programme rather than an unprogrammed concrete slab; the pool position and size are designed in relationship to the living room window arrangement so that the water is visible from the principal sofa position; and the planting at the pool edge provides privacy from the community’s internal footpaths without blocking the sky.
