Interior Design Jumeirah

Kat Black Design Studio provides interior design and renovation services for villas across Jumeirah 1, 2 and 3, Dubai’s most established and most internationally recognised luxury villa corridor. Jumeirah is not a masterplan development: it is an organic, established residential neighbourhood that has been Dubai’s premier villa address since the 1980s and that continues to attract the full diversity of Dubai’s luxury residential market, from UAE national families in large plot villas that have been in their ownership for generations to international professionals and diplomats who value the beach proximity, the community character and the accessibility to the city’s central business districts. Interior design in Jumeirah is, more than in any other Dubai community, a renovation discipline as much as a new-build discipline: many Jumeirah villas carry decades of accumulated interior specification, and the renovation of these properties to contemporary luxury standards whilst respecting their architectural character and their connection to the community’s heritage is one of the most creatively rewarding briefs in the Dubai interior design market.

Jumeirah Design Approach

Interior design in Jumeirah requires specific sensitivity to the established character of the community and the architectural variety of its villa stock. Jumeirah villas span a wide range of ages, from the original 1980s and 1990s low-rise villas on generously proportioned plots to the more recent developments of the 2000s and 2010s with larger, more contemporary architectural language. The design brief for each is informed by its specific architectural context: a 1990s Jumeirah villa with traditional Arabic courtyard elements and mature garden planting has a different design vocabulary from a 2010 contemporary villa on a similar plot in the same street.

Kat Black Design Studio approaches Jumeirah villa renovation with a respect for the architectural character of the property that prevents the application of a generic contemporary luxury aesthetic to a villa whose architectural DNA is not suited to it. A Jumeirah villa with traditional Arabic archways, courtyard arrangement and mature bougainvillea over the entrance pergola is best served by an interior that acknowledges and deepens those architectural references rather than one that imposes a European minimalist aesthetic over them. Kat Black Design Studio conducts a detailed architectural assessment of every Jumeirah villa before the interior design brief is developed, ensuring that the design direction is appropriate to the specific property rather than to a generic luxury residential programme.

Our Expertise

Jumeirah 1

Jumeirah 1 is the oldest and most central of the three Jumeirah districts, running from the Jumeirah Beach Road southward from the Satwa area to the intersection with Street 25B. Jumeirah 1 villas are among the largest and most generously plotted in the Jumeirah corridor, with many properties on plots of 10,000 square feet or above that provide extensive garden areas within walking distance of the beach. The villa stock in Jumeirah 1 is predominantly from the 1980s to 2000s and represents the richest renovation market in the Jumeirah corridor, with many properties carrying an interior specification that is now 15 to 25 years old and due for a comprehensive upgrade to contemporary luxury standards.

Jumeirah 2

Jumeirah 2 occupies the central section of the Jumeirah corridor, south of the Jumeirah Mosque that is one of Dubai’s most famous architectural landmarks. The villa stock is broadly similar in age and plot scale to Jumeirah 1, with the additional context of the Jumeirah Open Beach (Kite Beach) within easy walking or cycling distance providing a lifestyle amenity that is reflected in the interior design briefs of Jumeirah 2 properties: coastal and beach-leisure references appear more often in the Jumeirah 2 brief than in any other non-Palm Dubai villa community.

Jumeirah 3

Jumeirah 3 extends to the southern end of the Jumeirah corridor, approaching the La Mer development and the Jumeirah Beach Hotel. Properties in Jumeirah 3 include both the established villa plots of the earlier development phases and a number of newer, more contemporary luxury villas developed on subdivided or redeveloped older plots. Jumeirah 3’s proximity to the beach and the La Mer mixed-use development gives it a more active, lifestyle-oriented residential character than the quieter Jumeirah 1 and 2 sections, and interior design briefs from Jumeirah 3 clients more frequently reference a resort-lifestyle aesthetic.
