The Burj Khalifa is primarily a silver, white and gold structure; the fountain below it is white spray against the blue-green of the Burj Lake; the surrounding buildings are predominantly warm stone and cream. An interior palette of deep, saturated colours would create a visual clash with this light, luminous exterior colour field. Burj Khalifa View Properties
Boulevard Point, Burj Vista, Opera Grand and the upper floors of most residential towers along Mohammed Bin Rashid Boulevard provide the most direct and most dramatic Burj Khalifa views available in the residential market. Apartments in these buildings that face the Burj Khalifa directly command a premium over equivalent units facing away from the tower, and the interior design of the Burj-facing rooms must justify that premium by treating the view as the primary design asset of the property.
The specific design decisions for Burj Khalifa view rooms at Kat Black Design Studio include: floor-to-ceiling glazing with slim-profile aluminium framing to maximise the aperture of the view; furniture positioned so that the primary seating faces the glazing rather than the room’s centre; a sheer curtain layer in a fine warm-white linen for privacy management that does not block the view when drawn; motorised roller blinds with a translucent solar-control fabric for daytime solar management; and a lighting scheme that dims low in the evening to allow the view’s spectacular light show to dominate the room’s atmosphere without competing indoor illumination. The result is a room that performs differently at different times of day and that achieves its most extraordinary quality in the evening, when the fountain show and the tower’s lighting create an outdoor spectacle visible from every seat in the room.
The Kat Black Design Studio Downtown Dubai portfolio includes penthouse and apartment commissions across Boulevard Point, Burj Vista, Opera Grand and Address Residences. A Boulevard Point penthouse of 3,200 square feet was designed with direct Burj Khalifa views from the living room, dining room and master bedroom: the palette of warm white, pale Calacatta stone and champagne-toned metallic accents was calibrated to complement the tower’s colour register, floor-to-ceiling glazing was retained across the full Burj-facing elevation, and a Lutron lighting control system with six room-specific scenes allowed the interior’s lighting to transition from a bright daytime working environment to a dim, atmospheric evening setting as the fountain show begins. A two-bedroom Opera Grand apartment was fitted out in a Japanese minimalist direction: Mafi bleached oak floors, Shoji-inspired sliding panels in a natural timber frame, a Boffi kitchen in an off-white lacquer with an integrated stone worktop, and a furniture programme of clean-lined Japanese-influenced pieces from European manufacturers. The residential towers at the boundary between Downtown Dubai and the DIFC, including Index Tower, Central Park Towers and the towers of Gate Village, serve a dual market of Downtown residential clients and DIFC professional residents who work in the financial district and value the walking-distance proximity to their offices.
