Stage 2: Design and 3D Visualisation

Full design development covering spatial planning, material palette, joinery layouts, lighting strategy and all technical coordination. Photorealistic 3D renders are produced for all principal spaces and issued to the client for approval before any physical works are procured. Amendments are incorporated until the design is approved.

Stage 3: Permit and Procurement

All permit applications (DM structural permit, Emaar NOC, DEWA, DCD, DHA or DTCM as applicable to the specific project) are initiated immediately on design approval. Material and joinery procurement is placed against confirmed lead times. Sub-contractor selection is completed and the construction programme is issued to the client for approval.

Stage 4: Fit-Out Execution

Physical works commence on site under the management of the dedicated project manager. Weekly written progress reports are issued to the client covering completed works, upcoming programme and any issues requiring client decision. Works proceed in the standard construction sequence: structural and MEP first fix, partitioning, ceiling, MEP second fix, flooring, joinery, painting, smart home, window treatments, furniture delivery and positioning.

Stage 5: Snagging and Handover

The project manager conducts a comprehensive pre-handover snagging inspection and resolves all items before the client walkthrough. The formal handover includes a complete documentation pack covering all MEP compliance certificates, permit sign-off documents, warranty records, material maintenance guides and smart home user documentation.

Shell & Core

A Shell and Core building is the most elemental handover condition in Dubai’s property market. The developer delivers the structural frame, external envelope, core services risers and base MEP to the building’s floor plates, with no internal partitioning, no ceiling, no internal MEP distribution and no finishes of any kind within the tenant or owner’s space. Shell and Core is the standard handover condition for standalone commercial buildings, industrial units, some retail spaces and a small number of residential developments where the developer chooses to offer maximum specification flexibility to the buyer.

A Shell and Core fit-out requires the largest and most technically complex scope of work: the complete internal MEP distribution must be designed and installed from the building’s riser connections, the structural slab must receive its floor build-up, the full internal partitioning system must be built from scratch, the suspended ceiling must be installed and all finishes applied from bare concrete walls. For a commercial building, a Shell and Core fit-out encompasses both the Category A and Category B scope. For a residential property, it encompasses the equivalent of a complete fit-out from concrete shell to furnished home. Design

Category A Fit Out

Category A fit-out transforms a Shell and Core commercial space into a base-build ready condition for tenant occupation. The scope covers the complete internal MEP distribution (HVAC ductwork and diffusers, sprinkler system, fire detection, power and lighting to floor plate level), raised access flooring, suspended ceiling grid and tiles, perimeter skirting, common area and toilet core finishes and the main distribution board with power metered to the tenant’s incoming supply point. A Category A fit-out does not include any tenant-specific partitioning, bespoke joinery, data infrastructure, AV or furniture. These are all Category B scope items.

Category A fit-outs in Dubai are typically commissioned by developers or landlords who are preparing a commercial building for the leasing market. Design

Category B Fit Out

Category B fit-out transforms a Category A office space into a fully operational, furnished and branded workplace for the specific tenant. This is the fit-out that the commercial tenant commissions and it is the most design-intensive and commercially significant element of the office fit-out journey. Category B scope at Kat Black Design Studio covers demountable full-height partitioning for all rooms and offices, ceiling modifications and feature ceiling elements, flooring upgrades (carpet tile, LVT or engineered timber), all MEP second-fix to serve the fitted layout, bespoke joinery including reception desk and kitchen cabinetry, audio-visual systems in meeting rooms, data cabling infrastructure and all furniture from workstations to boardroom tables.

All Category B MEP works are executed by DEWA-licensed contractors and signed off by DEWA before client handover. Structural modifications, where required, are managed through the DM permit process.
