- Structural modifications: partition removal and creation in non-structural walls, door and window enlargements, internal staircase modifications. All structural works managed through DM permit and Emaar NOC processes where applicable.
- Gypsum partitioning and ceiling works: all new partitions in metal stud and plasterboard, suspended ceiling systems including feature ceilings with coffers, reveals, timber slat panels and acoustic treatments.
- MEP fit-out: all electrical circuits for lighting, power and data, HVAC zoning and ductwork modifications, plumbing to new fixture positions, underfloor heating installation, smart home systems (KNX, Crestron, Lutron, Savant).
- Flooring: large-format porcelain tile laying, natural stone installation, engineered hardwood fitting, carpet installation. All flooring specified for UAE climate and UAE grade adhesives and substrates.

The fit-out scope for apartments typically differs from villas in three important respects: structural modifications are less common in apartments due to the reinforced concrete frame construction of most Dubai towers (which limits the walls that can be modified to non-structural block or partition walls), MEP works are more constrained by the existing riser and shaft positions within the building, and the programme is more compressed because the smaller floor area allows all trades to complete their scope in less time.
