The Design Process
The Kat Black Design Studio villa design process follows five stages. First, a free initial consultation at the villa, during which a senior designer conducts a site walk, establishes the full brief and produces a written scope summary within 48 hours. Second, concept development covering spatial planning, material palette, furniture specification, landscaping concept and smart home scope. Third, 3D photorealistic renders for every room and outdoor area, approved by the client before any physical works commence. Fourth, fit-out execution managed by a dedicated project manager, with weekly progress reporting and full DM permit and Emaar NOC management where required. Fifth, a formal handover walkthrough with pre-snagging completed, followed by a comprehensive handover pack covering all specifications, warranties and maintenance guides.

For Dubai Hills Estate and other Emaar community villa projects, the DM permit and Emaar NOC applications are submitted during the 3D visualisation stage, so all approvals are in place before the fit-out contractor mobilises on site. Typical approval timeline: 2 to 4 weeks. Clients do not manage the approvals process.
